On the basis of Metro Realty's advice, when our fixed term tenancy was up last month, the landlord tried to raise our rent to the pre-Covid asking price (as Metro advised him that this was "market", despite the fact that the Sydney rental market right now is extremely tenant friendly and there is far more supply than demand, which means properties are sitting empty). We moved out and the property had to be advertised for the lower rent that we were already paying. Metro eventually had to reduce the asking price to $30pw less than we were paying (and $50pw less than the higher rent they tried to make us pay) in order to let the property. Even in the few short weeks that the property was empty, the landlord will have already lost more income than he would have if we had stayed at the passing rent. While Metro can only act on their client's instructions, a badly advised landlord will give its instructions accordingly. Metro's property manager also felt that the email shown in these photos was appropriate to send at the start of the pandemic, when numerous people were worried about losing their livelihoods and a roof over their heads. An email of apology did follow, but this was clearly only in response to the negative response received to the email, not because Metro thought they had done anything wrong in sending it. As a property owner, I would question whether an agency with this sort of judgment was really the best choice to manage my property.

Thieves. As we were not on a fixed term lease per fair trading we had no minimum vacating notice period. Funds were debited from our account for the remaining period. Notice was given prior to the vacating notice Metro gave. The debited funds were transferred to the landlord including money beyond the tenancy period. As the landlord has parted ways with Metro Realty (chose to sell with another agency) they have decided not to return the money to us. We gave notice by email, the property manager was out of office. Therefore notice was also conveyed by phone. We then left the keys in the drop box as instructed with the date on an envelope. Now Metro are clinging onto us not being able to provide a photo (which was not requested on notification) of the key drop off in order to avoid accountability for their poor practice. We also provided receipts for removalists and cleaners on vacating date. We rented this property for 2.5 years. We moved into a dirty unit. Metro Realty had returned the bond to the previous tenant and would not pay for adequate cleaning (sound familiar?). During the 2.5 year period metro realty never inspected the property. They make it clear that their landlords are their only priority however don't conduct inspections on their behalf. The notice of termination came from Metro realty as a text message for an end of lease cleaner. As a landlord I expect so much more than Metro Realty provides

I got really bad experience with this agent. They treated me really nice and welcoming when i rented the place but when it comes end of lease everything change into nightmare. I hired professional cleaner for my end of lease on 26th then i returned my keys on 28th. Which was I returned the keys on time. But then, they were emailing me on 3rd March said that unsatisfied with the cleaning matters, but the agent only pointed 2 points which were carpet and curtain matters. I replied them that i willing to pay for damage on the carpet since the stained can't be remove. However, my cleaner also willing to help me clean up the curtain but the response that i got from the agent were unsatisfactory and even expecting me to clean it ASAP. When i told them i want to pickup the keys, didn't reply me since 4th/5th March which is weekend (not office hours) and expecting me do it in rush. And today 6th march, they replied my email from 3rd March and expecting my cleaner to come either today or tomorrow but i told them already that my cleaner can't make it since they have other jobs too. They didn't give my cleaner second chance to go back and clean up the curtains since new tenant will fill up the place. When I told them i will come today to pickup the keys (6th March) the agent already hired a new cleaner and gave the keys to new cleaner. Overall, they don't want to give me a chance to fix up the matters

We had a scheduled inspection with Amela Asanovic of Metro Realty and unfortunately, the experience was terrible as the agent handled the situation unprofessionally. We arrived at the building lobby at 9.30am with another candidate present. The agent advised me via text that she would be 10 minutes late, and this was acceptable however, she never advised when she arrived. We did not see her arrive, neither did the other candidate. After waiting, attempting to text and call, I received an automatic text that the inspection was over. We waited in the lobby for 30 minutes without sufficient indication that the agent was at the building lobby and that the inspection had even started. The other candidate also received similar texts from the same agent that she was running late. We would have appreciated a courtesy call or a text, especially when we had waited 30 minutes for confirmation. I had texted the agent saying that she had wasted our time but all I received was ‘I apologise that you were late… call whoever you like’. That is not correspondence that should be sent by an employee who wishes to professionally rectify the situation. Ultimately, the experience was handled unprofessionally and we strongly do not recommend.We were blatantly lied to!

After approving our application for a 2-bed unit in Randwick, Metro Realty sold the unit before issuing the lease agreement. We were notified 1 week prior to the planned move in date that the lease fell through. This was after we paid the deposit and bond was lodged. We were aware the apartment was for sale, however, we had an agreement with the owner at the time to rent the apartment. Metro could have mitigated this issue and requested the owner to execute the lease agreement immediately after we were approved and prior to the sale of the property. This would have given us at least 90 days protection under the Residential Tenancies Act. Clearly, the contract for sale was prepared on the basis of a 'vacant possession' and we were used to entice the interest of both owner occupiers and investors. The only saving grace is that our landlord allowed us to extend our current lease agreement. Very disappointing and we hope Metro don't treat anyone like this. I've never left a negative review, but this situation it too infuriating to just let slide.

Agatha Seo is amazing. I was a tenant for over 5 years and did not appreciate how wonderful an agency they were until the landlord got a new agency that involved such terrible customer relations that I ended up having to leave the premises. The new agency lied about Metro Realty, blamed the landlord for things that were a result of their doing, provided false information regarding Fair Trading and had a terrible manner. Agatha at Metro was an amazing port of call in this situation and assisted me in how to handle the situation being a former tenant. I cannot express how grateful I was to have someone who cared about a former tenant AND the landlord, knew the correct information about tenancy and landlord rights, provided prompt information and was honest and compassionate. If you are a landlord and want happy tenants, an agency that is transparent with you, and one that fosters good relationships and customer service so you can RETAIN your tenants, PLEASE use Metro Realty. Honest Real Estate Agents are hard to find. Agatha deserves a medal.

Many thanks to Tyler Morgan who I found to be professional honest and reliable during a testing time trying to move during covid . My situation was not straight forward as I was over seas when I found the property. Arrived back in Australia then had to do a further 14 days ISO interstate before I could return to Syd . I explained I could not personally make the inspection . Tyler was able to accommodate me and we organised a friend to view the property on my behalf. Tyler kept me in the loop the entire time . Tyler was able to negotiate price and navigate me throughout this challenging situation while in ISO. I found this transfer f property and transition made easy with Tyler. A Professional real estate Im the property owner with Joseph since their business started i think. I like their payment system that can deposit weekly rent to me instead of fortnight (ease cash flow). Now i sold my unit still using their service, i asked him to discount for my loyalty but he said low commission won't guarantee a good sale price and better off with most qualified and professional real estate. I think he is right at the end. They will provide detailed weekly reports on progress, his team Cintia brought in building manager to inspect the property whether these repairs should belonged to the strata management and not the owner , very happy as they had tried to fight for my rights...... However, one thing my tenant moved out and property already settled but i still haven't be updated about the BOND issue....

Professional͏ service Joseph explained the current market, the selling process and was competitive with fees, we were scheduled for auction however we received a great offer prior to auction on same terms, the sale went through smoothly right through to settlement.
