My name is Darshan Jani, I have been caring for and managing the Royal Palms Community for many years now and I love this place. Royal Palms is committed to providing those who live here a safe, clean and enjoyable experience. The Community Rules and Parking Regulations are shared thoroughly with all that move here. Following the Rules is mostly common sense. Parking in the yard, patio, red zone or sidewalks is not allowed, and all are required to keep their lots clean and orderly. No beer cans, trash or non-patio items allowed. You must also be a responsible pet owner, and not cause your neighbors any harm or distress. Despite our every effort to thoroughly inform incoming residents and guests about our Community and Parking Rules, some will still choose to disregard them. Fair Housing requires that we treat everyone equally, so those that demand or believe that they deserve "Special Treatment" will be disappointed when they get towed or are made to leave for non-compliance. They are the ones that wind up lashing out through negative reviews. It's. not o.k. to park in the yard, no matter how much you argue that you should be allowed to do so. Parking in the yard will always get you towed. The rules are easy and required to maintain an orderly park. Royal Palms is a diverse community that caters to the "Texas Friendly" crowd, We do not tolerate abusive or threatening behavior. Those that refuse to live in harmony and folIow the simple rules are quickly removed. They are not welcome here. I have had to send away load mouth trouble makers, drug abusers, drunks and thieves as well as some suffering from anger issues, victim mentality and refusal to follow the Rules. Those that cannot be bothered to comply do not belong here. Their are plenty of unsafe and unsightly RV parks for them to live. I personally retrieved an expensive training bike stolen from one of our valued residents after I tracked down the thief a 1/4 mile away. I surprised him and pulled him off the bike as he rode past me. He ran off and was soon arrested. In the past eight years, my staff and I have also discovered and removed eight sex offendors hiding among our our midst thru our own vigalance. We also uncovered a "Wanted" high risk child sex offender with a fake I.D. and worked with the police to have him arrested. My staff and I go above and beyond for our residents and guests, because we really care. Royal Palms is an exceptional Community, just minutes from downtown. We have a children's play ground, swimming pool, basketball court and 24 hour laundry facility, free cable and more. If you can follow simple rules and are looking for a great place to live, you are welcome here. Come see Royal Palms for yourself. It's a place you can be proud to call "Home".

Well, Well, Well, I met my brother & sister in law who arrived on a Sunday at Royal Palms Austin. I flew in arriving on Monday. My brother was scheduled for major heart surgery the following day at St. David's Medical Center in Austin and had checked into the park for a week. With that being said, I had been there for two hours when we were approached by a manager? of the facility. He complained that my brother's truck was not disconnected from his 5th wheel. Then he didn't like that I had parked my compact rental car on an old decrepit cement slab they referred to as a patio; he continued to complain about my sister in laws location of her car on the slab as well. All vehicles were parked within the confines of the rv space. My sister in law tried to reason with the man saying that they has arrived the day before; Sunday and no one told them about the "RULES" then. She also expressed my brother's heart condition and that it would be extremely inadvisable for him to disconnect he truck under his condition; the manager's reply? "Hire Someone to do it". He persisted in his on maniacal way insisting that the truck be parked at 90 degrees to the trailer with my car immediately behind it. By the way heaven help you if the truck bumper extended over the so called patio line. And that my sister in laws car would have to a special parking permit even thought it was on the rv spot. When my brother arrived on Sunday he was NOT apprised of any of the asinine rules of this place; however they surely wanted payment up front. It didn't take much to look around the park grounds to see that SOME select patrons were in violation of the same rules so grossly bestowed upon my brother the day before major heart surgery. I'm just glad I was there to take care of the asinine rules sooooo important to the managing body of this fine establishment which obviously applies to a "select few". In summation; the advertised “Texas‑Friendly” Staff should change their name to the more appropriate "Gestapo” Staff. The management is self-centered, uncompassionate, egotistical bigots. It's very apparent that they suffer from that age old ailment (RCI) better known as Rectal Cranial Inversion. My suggestion to you fellow RV'ers, just keep driving well past Royal Palms RV Park, Austin. It's not worth the headaches self-imposed by the management with the pleathera of unrealistic rules which they bestow upon others after they gladly take your money. It really doesn't have much to offer in the way of that advertised "TEXAS HOSPITALITY" they boast about on their homepage.

Last summer, I moved my entire life to Austin and recently, because of circumstances beyond my control, I had to make the decision to make my RV my home. I have never lived in an RV park before, just visited, like a lot of people. I am on my own for the first time in many years and the thought of putting all my belongings in storage and living with my dog in an RV, well to be honest, frightened me. I got on my computer and started investigating different parks in the Austin area. After many visits and phone calls to many park offices, I realized that either I did not fit in their community for one reason or another or they did not fit in my budget (I am a teacher). Some even out and out lied on their web pages and it took visiting their park for me to realize that I might not find a home in the near future. Then, another teacher remembered staying at Royal Palms last year and told me that I should check out their park. When I visited their page, it seemed ideal, but I had been down that road several times already and I was not going to get my hopes up until I knew for sure. I set aside a Saturday morning to visit the park figuring that I would see people at their sites and also I could see if the park lived up to it’s website. I am happy to report that it did! Not only that but from the minute I walked into the office, I felt comfortable and at home. The manager, Darshan, immediately greeted me with a smile and, even though it was right at closing time on a Saturday, he took the time to explain all the amenities of Royal Park and the last thing he said really hit home. He said, “ Yes Ma’am, you belong here…” With my hopes up for a spot to come open for the time frame I needed, I returned to school the following Monday. Praise God! Darshan called me mid-morning and told me that he had a spot exactly fitting what I was looking for come available on the day that I needed it to. By 5 PM that afternoon, I was calling Royal Palms my new home…and to me that means everything! Thank you Darshan and your wonderful staff for making me feel so welcome at a time when I needed to be welcomed….

Awful... This was the only park available with an immediate opening. The park it self is okay and well kept. The pool was closed for repairs during our stay. Due to a family emergency were in Austin. We were traveling with a large 5th wheel; enclosed motorcycle trailer and two pick up trucks. We explained this to the nice young staff member and he happily accommodated us. We were given a pass for one truck for the street and allowed to park the enclosed trailer and other truck on a concrete pad. The park's rules are very rigid when it comes to parking so we showed the staff member where we parked and he came over to give his blessing. All good. We had paid for a week and were a few days in to our stay when we returned to our spot and found that our enclosed trailer had been towed. Initially we thought it had been stolen as we were right next to the freeway. It turns out that a tow company (which I found out later had been fined for unscrupulous towing / procedures) is allowed by Royal Palms management to tow at-will as deemed to be in violation by the tow truck driver. Bear in mind my trailer had been there for a few days and was in an acceptable parking space. After much ado my wife, daughter and I paid $214 to get my trailer our of impound. I spoke with both the tow company and impound yard and was told that if the manager phoned and explained I was parked in an assigned spot I would not have to pay. Please bear in mind I had two valuable H-D motorcycles in the trailer which were thankfully secured ! I spoke to the manager, Darshan Jani , who basically told me too bad and he did not know what the other staff member was talking about. I have never been spoken to or treated so poorly by the manager. We decided to forfeit our remaining rent than to spend another moment there. Even though the spots are tight and the rules overly strict (did I mention the noisy traffic and planes from the airport); I do not blame Royal Palms for the bad experience; I blame the obnoxious, aggressive and uncaring Darshan Jani responsible for my very expensive family camping trip. Thanks buddy !

We came to Austin, TX on a Medical Assignment. We tried to stay at the RV resort to the south, but was turned away do to our dog(the wrongfully vilified pitbull). We came here. The staff didn't turn us away and were very nice and helpful with the area. We stayed there from November 2009 to June 2010. I will warn you that the park, in spots, looks like trouble. I worked nights. I walked my dogs and exercised from 9pm(at the earliest)-4am and never ran into any problems. There is a walking track about 1/4 mile away. It's about 3/4 to 1 mile long. There is a sign that you have to check out at this park. The sign reads, "Non-tenants(walking the path) will be electrocuted." That is not a joke. Back to park. The biggest downfall is the Airport. The noise is unbearable if you have OCD(like my wife), but it didn't bother me that much(I slept during the day just fine). The park has cable, basketball court, and a pool. The pool is a pool, not a oversized bathtub. The oversized lots are worth the extra money. Those lots are very spacious compared to the RV Lots. There was no WIFI at the time I stayed there, but they talked about adding it. There is a Subway, Starbucks, Denny's, and a WaffleHouse within walking distance. That's about it. I would have given it a 4 star but it didn't have WIFI. *Update* Stayed again from November 2010 to June 2011. They now have WIFI. Also would like to defend(somewhat) the management here. They are sticklers for towing cars because they probably have to be. They don't want a bunch of cars blocking the roads. Just my thoughts though.

I'm relocating to Austin in a few weeks and Ive been looking for a place to set up my class A. After reading through these reviews, Im afraid to stay here. I can tell several of the 5 star reviews are blatantly fake, saying stuff like, "don't break the rules" and "respect authority". Since when does the management of a trailer park consider themselves any kind of authority? They think they are cops? Fining people and towing cars? They seem to be on a power trip there at "Royal Palms". My policy is, I don't pay fines to power tripping trailer park managers. And my policy always wins. I will definitely save myself some grief and a tow bill by spending my money elsewhere. I hope you can read between the lines on some of these "5 star reviews", especially the ones that the owner responded to in the last seven months. These reviews were aimed at the previous owners, not the current ones. Why respond to a 5 star review from 4 years ago? The recent 5 star reviews, in the last 7 months, are from people who have made 4 reviews or less on google. Very suspicious. Obviously management is either hiring others to post good reviews or they are faking a profile and doing it themselves. Dont be fooled. Unless you have lots of extra money to give them because someone elses trash blew into your lot, or you parked two inches too close to that bush. Peace out!

Royal Palms is a Royal Pain! We have stayed there for three years now, but this year there is new management and they are atrocious. They are nasty and will lie to your face without a thought. Parking? They decided to charge you for a sticker to park in the lot you have paid to rent. Then they will tow you if you park in the street or on the gravel in front of your trailer. They will tow your friends if they park in your driveway. Early this year they raised the rent with no notice, then added a $23 fee for garbage collection, something what had been included in the rent. Then they told us there was an additional 4% charge for paying in cash. Then they informed us we had to rake the leaves and water the trees (with water we have to purchase from them!) or we would be fined. When I complained about this new policy they lied and said it had always been this way. The next day they threw us out for complaining, a violation of Texas law. We started a complaint with the Attorney General. In talking with the guy who took our space we found out they towed his pickup before he had finished setting up the trailer. Finding a space for an RV in Austin is difficult, but save yourself a lot of grief and stay away from the Royal Palms.

My husband and I have had an RV at Royal Palms for almost 8 years and we are in the process of purchasing a manufactured home there. Austin is our home away from home (We live in the Texas Hill Country) and Royal Palms is where we want that to be. The location is excellent for getting around Austin. The management is very strict about following rules and regulations--for a very GOOD reason. In high density living situations, people need to be respectful of their neighbors and Royal Palms management makes sure that this is the norm. They want their community to remain safe, comfortable, and a hospitable place for the people who chose to live or visit there. They have recently made many upgrades to the office/clubhouse area and have more plans for the future. I would highly recommend Royal Palms to anyone who is interested in a place that is expertly managed, well maintained, with owners and employees who are concerned about the well-being of their community members. I find all the employees courteous and helpful--especially Mitch who is consistently kind and caring and always ready to lend a hand when he is off duty.

  • Hi

This place is AMAZING! The office staff is very polite, and always available and responsive to inquiries and needs. The maintenance staff is on their A-game keeping the facilities running and looking top-notch. The prices are fair and the residents are mostly quiet and friendly. Dogs are walked on a leash, and they have a special area just for dogs to roam around off-leash. There is a park for the kids and a swimming pool for everyone. They have a propane filling station and a dump station, too. They also have new laundry facilities and free wifi. What's not to love? Yes, they have rules, and they are GOOD rules! There will be negative reviews from those who were kicked out for not following the rules, as you might expect, but those are the ones you don't want living there anyway. Very convenient to just about everything in Austin, especially the airport and major highways. Just look for the huge patriotic US flag that flies 24/7, showing pride in the great country we live in. You cannot go wrong living here!

As a fairly new Austin resident, I can say that I was very lucky to choose to live at Royal Palms. The entire staff has been amazing at making me feel welcomed to Austin and safe in this community. The communication and customer service is impeccable, and you can tell that the entire staff takes pride in making the RP community the best. For example, I am so impressed by the constant improvements I have seen being made by the maintenance crew. Lately they have been re-painting street curbs, speed bumps, lot numbers, and they even re-vamped the entire basketball court into a multi-sport layout. Excellent work is done to keep the community clean and updated. Furthermore, the office staff is a joy to work with, as well as very professional and respectful. They are always willing to help in any way they can, as well as answer any questions. Overall, Royal Palms is a very friendly, welcoming, and wonderful place to live!

Royal Palms is a friendly, quiet community that gives you great bang for your buck in Austin. It's conveniently located to most of the major freeways in Austin while Riverside pretty much runs right into the community. It's also really close to the airport (which I don't love but I've gotten used to the plane noise by now). The staff does a solid job keeping the community safe and clean. My family has lived here for about a year and we've been satisfied with the community. The community is primarily made up of younger families and older adults...all of whom we've run into have been very friendly. I was cautious of the community before we moved here because of all of these negative Google reviews. However, I've come to understand that the staff is just doing their best to maintain the standard of the community. I'm grateful for our time here!

  • Candace Moore

Wow. Just wow. I was here for a few months as a temporary stay while I relocated. I thought, "Surely it can't be as bad as these reviews say!" Lesson learned. I won't get in to all the specifics of ridiculousness dealt with. Let's just say that NOW I have a wonderful community to live in, a clean property, quiet & caring neighbors, safe streets to walk my dog, a clear & set monthly payment, well working laundry facilities, and management that cares about EVERY resident. Not to mention, I can have visitors over anytime I'd like. Best thing I did was move out! PS Before the mgmt starts ripping on this review with any specifics they deem necessary to share. I'll just say they care little for some of their residents. Emergencies happen, things slip through, but there is no empathy or understanding.

  • blake oneal

The owner will reply to negative reviews on here by saying "We can not verify you have stayed here" so ask yourself the question; Why would so many people decide to randomly leave a bad review here? It's beyond just follow the rules here , the owner treats it like it's her kingdom. She is VERY disrespectful, yells at people and is overall a negative person. The way they chased all the people who had been living there for over 20 years out over the last 4 years is WRONG. If your short term ,no worries. If you stay there for a year or so , you WILL hear the horror stories! Sometimes people put up signs on then road out front stating it's a hate camp. If you have no choice but to stay here ...be SURE you scan your yard for trash that has blown onto it cause you WILL get fined .

  • Rodney Loeffler

I've stayed in rv parks all over the state, and this is by far the worst I've ever stayed in. Homeless people wander through the park whenever, there's road noise, and the overflow parking looks like a junkyard of stolen and abandoned vehicles. The office hours seem to be suggestions, because you cant get any service unless it's at their convenience. The rules are selectively enforced. The management is rude and arrogant, and trying to have a conversation with them is like talking to a nagging ex wife who won't shut up and let you say a word. Don't waste your time or money staying here, you will regret it. They should be called Royal Pain instead of Royal Palm.

Tracie A.- I live here at Royal Palm, the staff has Always been courteous, The pricing is fair, it’s clean, quiet and my neighbors are friendly, I have absolutely No complaints, nothing negative to say about this place or the people, some people have dogs in the community, and they clean up behind their dogs,I never see dog poop anywhere, by far this has been a safe community to live in and the location is convenient to shop, 10 minutes from the airport, 10 minutes from downtown Austin and 183 is right on the corner, they also have security that watches out for intruders at Night, I give this place a 10

The park is beautiful but the managers are not! We have been fined for everything. We left a small bag of trash on the porch (for only a few hours) and we were fined 50$! They asked us to move our trailer 6 feet after they already had us install pvc pipes and because we couldn't get a truck till a few days after their set date(even though we talked to them) we got fined again. My neighbor parked his car in the wrong spot in front of his home and they towed it which cost him 300$. Imagine waking up for work and the car is gone. Bottom line unless you are absolutely perfect or you have hundreds of dollars to blow on these outrageous fines find another park!

  • Keith Cameron

I have been parked at Royal Palms for a few years now. It is without a doubt the best park in Austin. The premium lots are spacious and wooded and you have a mailbox right at your lot. It is right off the highway but feels secluded. The staff are friendly and maintenance works tirelessly to keep the park looking great. The park rules might be considered strict, but I appreciate them because the park is not cluttered and is actually very peaceful. It is pretty conveniently located, right near the Airport and 10 minutes to downtown. My favorite thing about the park is the beautiful American Flag that and the welcoming plants and flowers at the entrance!

  • Keisha Johnson

This park sucks management and workers very poor, the wifi doesnt work well unless you pay great amount of money each day for the good service, cable channels all don't work wasted money on that overly priced for the bad environment this is plus did I say poor/rude work staff and management, fine you for anything and tow your car for anything with no notice, unexpected fees, laundry area very disgusting and very small , only one computer In computer room and have to pay to print or anything there, if you want a great living experience or anything I suggest not here this place is bad overall the park itself is nice but living here is not so great

  • Terril Davis (Terry)

These are a few of my favorite things! Some of the many amenities I enjoy here are the free cable and free WiFi. Really nice! The safe well-lit streets have recently been completely renovated and paved. How nice for my car! Speaking of cars, I honestly can't hear any noise coming from I-71/ Ben White because there are so many bushes and trees all around the perimeter. I love the huge American flag that flies over the park, it shows the owners patriotism in a big way. So very nice! The only thing that's left is getting downtown on the bus and I can get there in about 15 minutes on the #350... and those are a few of my favorite things!

  • Thomas Dellaca

This RV park is crooked. I moved out at the end of June. I forgot to stop my checking account auto pay and they told me I would have to have my bank refund the money. I did so and then they charged me $45 for insufficient funds on my deposit check. Along with that they charged me $113 in extra electricity. Mind you I’m one person in a 25’ RV. Of course they were more than happy to charge me a full month for staying three weeks. They also charged me $8 deposit for a pool that was broken and couldn’t be used while I was there. Do yourself a favor and go stay 10 minutes down the road at Austonia RV park.

  • KC

Royal Palms is the #1 Rv Park in Austin Texas, the employees and owners of the property keep it very well maintained and are always upgrading and improving it. We have looked and been to a lot of the RV parks around Austin and they do not even compare, it is a perfect location located on the east side so that you can use 183 and 71 instead of I 35. Anyone that complains about this place basically can't comply and follow the rules to keep the place safe and clean like it's supposed to be. I would highly recommend this place and have personally lived there for five years straight without one problem.

  • P K

Location is good. It is safe. If you do choose to stay here, get a spot near the middle of the park. There is less traffic noise there. Otherwise I would not recommend this park. The designated area to park on your lot is not clear. If you park on what they deem as a "patio," (it looks like a concrete parking area) you will be towed. There is NO drawing depicted as to what is a "patio" in the park regulations. So, you have to figure it out after you have been towed. Get everything in writing from them, they will certainly refer to the park guidelines. Do not live here unless it is a last resort.

  • Caleb Galindo

Horrible service and lots. Managers are extremely nosey and will find anyway to fine you. We rented a spot from this place despite the negative reviews because we thought "oh those people just didn't follow the rules". After closely following the rules for a few months we were fined for or sewer line being "improperly" placed which it wasn't. After that it was one headache after the other. The "free" cable costs you 5$ a month plus the cost of the box and it didn't even work! Same thing with the supposed high speed internet. Ugh. Take my advice and find a different park if you can.

  • Rosalinda Flores

Not the cheapest park in town but you get what you pay for. It’s also conveniently located by the airport and downtown. Anytime a friend comes around to visit me they always comment on how nice it is around here. The rules are stern but as long as you follow them you won’t have an issue. The rules are also one of the reasons this place IS so nice. The staff is great, they get things done and super friendly. It’s a quiet community. I love it here. And yes this a real review, from a real resident, who really does enjoy living here.

  • Ron Lagneaux

Good morning. I am an investor and never leave ratings but feel it is necessary for new clients. I have houses in several parks around the austin area. Royal Palms has been the most professional by a wide margin. There staff has stayed the same for going on a decade.. they are career oriented staff which is rare. Rules are strict but having them increases the value of your home. If I could move all my other homes here I would. Thank you for your professionalism. It’s appreciated more than you know.

  • Daniel Esquivel

I have been living here for almost 3 years, the restrictions are bad but at the same time really good, the manager is strict but he is right in every aspect as a Latin I feel very comfortable living here but above all I have learned to follow all the rules set in this place a lot of people do not care about the order that is why they put this place of little reputation but if you look at it positively it is a quiet place and if there is a problem they look for the solution

  • Marty Cunningham

Wish there were a minus category here. Very very noisy, right by highway and airport. Worst park ever stayed in. Spaces 2 feet apart. Screwed us on arrival/departure dates. We reserved Sunday to Sunday but when we went to inquire about staying extra day, they told us to be out be 1 pm and by 11:30 had tow truck waiting to make sure! Bad management, worse front desk. Will NEVER stay here again. Would rather stay in Walmart parking lot.

  • Marcie Barrientos

This community is the nicest in Austin, the staff is always helpful and very respectful. Thanks is part to fairly strict management, you don't have very many trashy people living here, You don't have broken down cars in driveways, or old TVs laying in lawns. It's really quiet here very affordable. Better living experience than an apartment, but far cheaper. This Area of town is growing quickly and I bet rates will start to increase

  • Danielle Bozzell

Rv sites were mixed in with permanent trailer homes. The pad was rough with really low hanging branches. We tried to back our class A into it but it was to narrow with mailboxes on either side of the pad. We were unable to stay the night and alerted staff to the problems. They still charged us $70 even though we had to dry camp at Cabellas. Do research before you commit to stay here. I would never try to stay here again

  • Maisbel Berneda Sanchez

Hello, who may be interested in my information, my brother lives there in that place, I never recommend it, they take your car if you leave it wrong for 5 minutes, you can't even celebrate your birthday because they are making reports and issuing fines, they don't give you a solution to your problems and the treatment is rude I have nothing good to say about the place, only that a jail stands.

  • L Rambo

The property is very nice. It has a swimming pool, free cable, and laundry facilities on site! I could take the bus downtown in 15 minutes and it's located close to the airport. I encountered many people who have lived in the community for 10+ years. People are friendly and the park is well maintained. People of all ages live there from young families to retired adults. Nice place to stay.

  • Susana Martinez

This community is amazing, the location is wonderful. The bus is convenient to downtown and/or Airport. Short drive to COTA (Circuit Of The Americas) SXSW, world famous Austin Music scene. Love the homey feel of this park, safe and quiet and its residents are really nice and very respectful. I've lived here for over three years. I definitely recommend it!

  • Teresa Vela

  • Dani Moss

we have been here for 2 months and plan to stay another month or 2, the staff here could not have been more accomadating or helpful. we will stay here again. We could not get satalite in one space so they moved us until we were able to get it. Not many places will do that.. The park is well maintained and clean..the staff is very friendly..

  • Ty Kirk

Im about to go to Austin for a year and need a good RV park, my concerns are parks like this one. I love the comments but are the management going in making up good ones to make them sound good after the customers tell the truth? Or is there a preferred type the management likes and treats differently?

  • Oscar Ramirez

  • Nickolas Zinsmeister

We have been living at the Royal Palms for over 7 years and from the maintenance guys to the the management everyone is very helpful pleasant and caring . The location is great , Only 10 minuets to downtown. The Royal Palms is a clean safe friendly place that we love calling home !

  • Salvador Valenzuela

Great and caring staff. Clean and safe property. Very convenient location and considering the park is located between 2 highways and the airport it is quant and quite. For someone to complain about the noise just shows a lack of research and/or intelligence. Definite 2 thumbs up!

  • Linda Radney

The location is excellent for getting around Austin. It is well managed, clean, has on site propane, a nice pool and they have parties/events for the residents. Management and staff are friendly, responsive, professional and helpful. My experience here overall has been excellent!

  • ixchel perez

It’s safe It’s convenient It’s green It’s clean It’s close to everything. Simply follow the rules and keep your area clean. If you have a pup, please pick up after the BM. Even if you are out of town, stay at peace because your Amazon package will remain safe at your doorstep.

  • Magdala Tiberias

Royal Palms is a very clean place to stay an live, staff friendly, price little higher, on site propane, nice pool, laundry mate, very good location, near airport, bus line, walking distance to store, restaurants, coffee shop, safe place to live, dog friendly on leash...

  • Paul Armendariz

I just moved in here and absolutely LOVE this place! Not only is the place magnificent and beautiful but the Staff is simply incredible! Thank You Natalie for making my new home and place to live Pure Paradise in Heaven. The Best RV Park in Austin Texas hands down! More

Good location, not too loud for being close to the airport and 2 highways, pleasant shady trees and wonderful staff at the front desk. Interesting mix of trailers and RV's/travel trailers. My main request would be a much-needed upgrade to the laundry facilities.

Do not waste your time or money on this place. The owner is rude and customer service is not a concept they are familiar with. Move on to someplace that appreciates you spending your hard earned money with them. One star rating is generous.

We have lived in Royal Palms for more than a year now... it is nice and convenient to South Austin, Downtown and Congress. Great places to eat... The park is nice and clean ... Really enjoying the new management and staff. Highly recommend.

  • Robert Bradley

This is one of the nicest parks around austin.I have yet to see one that compares. On site friendly staff. Refinished pool. Propane right here. High speed wif for only 20 bucks...all under that great big American flag..im lovin it. …

I had the worst experience. Management was rude. I'd pitch a tent on the street corner before spending any money here ever again. Wish I could give less than 1 star, to be honest.

I lived in Royal Palms for a couple years and appreciated the enforcement of rules. If mobile home communities are not strict with rules then the place would quickly deteriorate into one of the eye sores that you see around town.

  • Matthew Ferguson

Worst park ever, so many rules there is no room to live your own life if it’s not exactly the way they want, good for a vacation maybe but the worst affordable living solution, seriously can’t even store things in your own car.

  • Kelly Sampo

Easy to follow rules. Keeps residents safe and park clean. Neighbors are kind and helpful. Your not in the country, so expect some city noise. Staff has always be kind and helpful. Glad I made the choice to make this my home

  • Duece Drakes

Great place to live! Clean, safe and convenient. I Have lived here 2 years and have had zero issues. Office staff have always worked with whatever I needed. Mutual respect and communication go a long way.

  • Mael Pina

Mi experiencia y atención fue pésima no podía ni poner música en mi casa o tener visitas, tal parecía que estaba prisionero en mi propio hogar y no me daban solución a mis problemas no la recomiendo.

  • Brian K

2 stars= nice tenants BUT watch out for evil management, missing cars, rusty water, pricey propane and nasty laundry. It's in good location - I survived a month before heading to greener pastures...

  • Fabiola Martinez

Their 5 star reviews are fake. This place is trying to hide the fact that their management is very unprofessional. It’s a nice place to put your rv but not worth it, the staff is that bad.

  • Jennifer Swain

Lived here for several tears and love it. Management is wonderful and friendly. Property is clean and well taken care of. Thank you for all you do to make it a wonderful experience!!

  • Julia Courtney

They're rude and the maintenance guy broke my grey and black tank levers and told the manager a complete lie and now they're kicking me out because of it. Not worth $555 a month!

  • Tanya Gilbert

The owner and office management are shady. They are lairs and criminals. They raise your rent constantly and make up stuff to write you a fine.

  • eugene gonzalez

The staff is outstanding very understandable very respectful They go out of their way to help you. They they keep the RV park very clean.

  • Tim Inman

The park is beautiful, and the staff and ownership are highly professional in their interactions with tenants. The amenities are a plus.

  • Phyllis Bohanon

Location is nice, great place to walk, good playground and tennis/basketball court. laundromat and nice clean pool.

  • Bill Helmkamp

The manager was extremely courteous and the park is almost new. Concrete pads and streets are spacious. We enjoyed our stay.

  • Sharon Red

I have really enjoyed my time at Royal Palms. The neighbor is safe and quiet and clean. I would definitely go back.

  • Alex

Super strict rules, but it's a very nice and clean park. Way better than others I looked at around town.

  • Sarah Mahlum

Susie will not let me speak to the manager Natalie. This is absurd. Worst customer service ever.

  • PilaTEAS Lady

I love it here. Peaceful, quiet, clean, helpful staff, pool, all of it. I'm happy living here.

  • Dark Passenger

I just moved in here this last weekend. Management is great and very helpful!!

  • MeSoNasty the great

Sells propane flat fee no matter how full ur tank is, which is illegal. Js

  • Angela Garcia

The management is incredibly disrespectful and not helpful at all.

  • Bayne Merrell

well the manger speaks to me nasty .... cause I'm a bad little boy

  • Kristina Steinbruck

Quiet, clean, safe park. Rules are strict but necessary!

  • london158

Rent too high other than that pretty safe community.

  • Tyler Tanner

Money grabbing, corrupt, and rude management

  • John Griffith

Best RV park I've ever stayed in, by far.
