Where does one start to even try to explain the multiple ongoing failures with this agency? The photos of our property were lost, and then there was nothing to list in the advertisement. They "forgot" to advertise at the end of a tenancy. The next time they "forgot" that the tenant had given notice until two days AFTER they had vacated. They placed tenants into our property, and then failed to inspect it for 18 months. In that 18 month period the apartment became infested with cockroaches, the window fixtures and blinds were destroyed, the carpets were beyond filthy (they were hazardous) and destroyed to the point of needing replacement with unremovable stains and damage. Even multiple light fittings were destroyed. Nothing was left undamaged or not covered in filth. When the above tenants decided they were paying too much for the now filthy hovel they were living in, the "Senior Managing Agent", Evonne Chen, encouraged me to take a close to 20% rent reduction to keep these people in my property. When we declined to take her advice she allowed the tenants to vacate with a $50 "compensation" payment for the neglect and damage they had inflicted. An agent who claims to be a "Senior Property Manager" and is referred to as such on the Soames website did not even understand the concept of rental bonds, tribunals or even the reasonable cost of repair or damage rectification This agency has cost me literally thousands of dollars through a complete failure with multiple agents (the one prior to Evonne was just as incompetent) to provide even the most basic of management services. When it was escalated to the owner / principal, he made a small effort to try to make good by replacing the window blinds and having the carpets steam cleaned. Whilst a nice gesture and we appreciated this, in the end it was far less than the managing agent should and could have recovered from the outgoing tenants. All I can say is that we gave this company far too many chances over far too many years, all while paying above market rate for management services and they failed miserably. After two and a half years of asking multiple times, they weren't even capable of arranging a quote for window fly-screens. This kind of lack of response would be very frustrating as a tenant, as much as for a landlord. As rental managers, based on my own experience, I would urge people to avoid at all costs. EDIT - Update 29 July 2019 Please note the MULTIPLE recent 5 star reviews of this agency, including ones for Evonne Chen that only came soon after my true experience naming her was posted (my review was originally posted 26 July). I had also let Keith Soames know to expect my review over a month prior, coinciding with another surge of positivity. When new reviews are posted in these circumstances with no review history from the posters (these are the first and only reviews from these people) there is a fair chance they are FAKE. If only Evonne had made as much effort managing my property as she has spent chasing and or writing reviews.....

Writing this so Soames Hornsby have some pointers that can be improved. Fixed term expired Sept 2022. Switched to periodic. Rent increased by $30. 6 months later Soames Agent calls to increase rent significantly. No written notice provided. According to NSW fair trading rent can only be increased once in 12 months and 60 notice to be provided. Both of these weren't followed. I offered $60 increase, rent as part of negotiations but landlord wanted whopping $110 increase instead. I advised I cannot afford this amount. Upon this I received a termination notice, with no reason provided in the termination notice ie no reason ticked. This is the 3rd illegal event. I moved out under significant stress, despite explaining the situation in an email to the landlord that we just changed schools and I was open to negotiations. I moved out on Wednesday after doing all the cleanup. Exit inspection report received 12 days later with number of items to be addressed. 2 weekends had passed, if inspection report was handed on time I could have addressed these. These were minor items and a Soames maintenance person would have charged not more then $500. Quite a lot was wear and tear and cleaning issue. I had also paid Soames reccomended cleaner $600 Regardless I offered $500 for fixing the said items. Landlord wanted $1000, which was too much. To get out of stress I offered $750. Still they wanted $800. Which I paid same day as they didn't trust me that I would pay after bond was returned. Also in this time I received numerous calls to cancel my bond refund from Soames Agent. I am finally out of this situation but has caused too much stress and has been exhausting dealing with Soames. I reccomend, agents need to work for both landlords and tenants and advise landlords to follow the LAW, not just do what they say. Not to screw tenants out of every penny they have for things they won't cost that much. Have proper communication and be prompt as specified in NSW fair trading laws. I could have gone to the tribunal to challenge the rent increase at 6 months without notice, regardless of these I kept getting threatened to withdraw my bond. I lodged the claim after not hearing from agent. Only after I lodged the bond I started getting calls. Long story short, I am glad this has ended. Wasn't happy with the service I had received. Soames should compensate me for this stress and hassle. But I know this will not happen. Good bye.

Evonne Chen did a really bad job here. Recently my lease agreement will be expired and I want to renew it. And the insurance company wants to come and change the timber floor, I already agreed and do everything I can, for example, have a discussion with the property manager and my neighbour to ask for their help to move the furnitures. But Evonne Chen just voided the Lease Agreement Renewal, and send me a text message said that if I cannot make the timber floor replacement happen, my lease agreement would not be renewed. I do not understand why she saying so as I already agree to make this happen. Then today when Evonne came with Mia, the new staff in this company, I said you should talk to the husband and wife because they jointly own this property, and they both are landlords. The reason why I said so is because the wife very understands my situation and agrees with our plan regarding how to make the timber floor change happen. Evonne said it in front of me and your staff Mia that she just talked to the husband, and she does not care whether there were joint owners. I said I gonna record what you said. Evonne said it's fine, just record it, I dont' care. (She said it in front of Mia as well). Then when I went to get my phone to record it, she just went away together with Mia. The last sentence she left to me was she would not argue with tenants. Firstly, Evonne only cares amount one landlord, if you are joint landlords, she does not care about you. (She exactly said so in front of me and Mia, one of your staff) Then, she only cares about the landlord, she would not care about the tenant. If any conflicts happen, she would just threaten you that she would not continue the lease agreement with you and force you to compromise. I just do not know why I already ask for all the help I can get to make the timber floor replacement happen, and she still does this to me. And last time when the person who will do the timber floor replacement was here, Evonne talked to him over the phone. when they finished the call, that person said to me, my husband, and the mother-in-law of the landlord that Evonne just does not understand things and she is not helpful at all. So it is not only me feel so, other people feel so as well. Jack is very good. He always wants to help. But Evonne Chen is definitely very hopeless.

Avoid at all costs! they literally lied and deceived me to get a contract signed! I would not trust this real-estate as far as I could through them. Apparently the manager there condones this behaviour too as he will not get back to me or contact me to discuss the issues. UPDATE on the REPLY* It was a condition of me signing the lease that a dryer is installed, there are 15+ units in the building and every unit has a dryer in it, the apartment I have had previously had a dryer in it, strata did not say a dryer can not be installed, they said you cant nock through the wall to put an external vent in! this is very different! the reason for this is because there is a vent already there, and also a massive window that can be opened! I am very happy you think that a clothes drying rack is "living comfortably" its every Australians dream to one day own a clothes drying rack to dry their clothes in the winter! it was an agreed condition of me signing a contract! there is no logical reason that a dryer can not be installed in a very well venerated laundry that has vents and windows in it! the fact that you say strata does not allow dryers in the building is not only ludicrous but yet another lie! there was a dryer previously in the apartment and every other apartment has a dryer in it! I still have had no personal contact from you or any other manager from your office! so don't come on here and pretend like you have in any was tried to address this issue!

I just wanted to formally say that I have been with your company now for a few years and had noticed the level of service tapper off to a substandard level, to a point I had to chase payments and at times could not get in contact with my agent to arrange repairs for my tenants in a timely manner. As my house was hit by the storms, my agent assured me he would help handle the situation. I was disappointed after I started receiving calls from the Building and Insurance company that they too could not contact my agent to work in with the tenants to access my house which made the repairs drag out longer than it should. I decided to make a call to your office to take my business elsewhere to find my agent was no longer working with you and that you had a new person taking over my property (Kate Rayner). After hearing this, I thought I would give it one last try to see if things would improve and I have to say Kate has been absolutely outstanding! From the moment Kate joined your team, I have started to receive the level of service and advice you would expect from your agent and more. Please pass on my thanks to Kate, her professionalism and hard work has been noticed and very appreciated!

I am quite pleased that Tony and Ellen have joined the Soames team. Renting can be challenging unless the people involved are being fair and reasonable. Very often it comes down to the basics: polite and open communication. Regular inspections usually are missed. But these guys are thorough. With the rains we faced several issues and this team was able to liaise between the landlord and us to come up with a fair resolution. We vacated recently and the rains had dumped sand from the neighbours into our yard. I had explained to them that I was suffering from Covid and where initially I was planning to go the property and remove the accumulated sand, Ellen literally took the shovel and did it herself! How good is that? Unheard of amongst agents! If only this team was there since the beginning of my leasing term I would have given full 5 stars to Soames. Interested in some of your rental properties and wanted to book inspection. But I get no response from online enquiry. Tried calling you guys for a few times on the number provided to speak to a specific agent (Tristan) that listed the property, first time he wasn't there so was told once he got back to the office will get back to me, and actually I was reassured that he will return very soon, never received a call afterwards. Few hours later I called a second time requesting to speak to the agent, and was told that such person does not exist, and that the property manager will give me a call. Never did. For a different property, I sent an SMS to the mobile of the agent in charge, never got a reply. This company should seriously get themselves more organised and responsive. Not happy with the service I received and will never consider you again, there are other real estate agents out there that are much more helpful.

We purchased a home from Soames Hornsby and Gareth Watkins helped us with this. It was an off market purchase and Gareth had been in contact with us from before as we'd missed out on another one of his on-market properties. He has been very professional in his communications and also understood our situation and supported us as buyers. There was a particular incident which Gareth could've easily covered up but he didn't and that shows the honesty and due care that was shown to all parties (including us as buyers). So in the end, we settled on the property we liked and moved in. Gareth was kind enough to come over with a red ribbon and take our photos to make it a special memory for us to cherish for years to come. All in all a super experience with 5 stars and we've good all good things to say. To top it off I loved to chat footy with Gareth who is also a huge footy fan. I thoroughly recommend Gareth!

My wife & I were looking at houses near the Hawkesbury, and had the pleasure of dealing with David Miles & Jennifer Wright. They were both proactive in providing visibility and information (including putting us in touch with local people when they themselves didn't have first-hand experience), and quick to answer any questions we had. They also went above and beyond to accommodate our schedules, sailing us around the river as needed and giving us a glimpse of the river life. We didn't end up buying the property (the vendor pulled out) but as disappointing as it was, at least we had a genuinely nice time interacting with Jen & David. Many thanks to both!

My experience on finding a rental at one point in my life was a bit difficult so I had approached Soames Hornsby. I was in a situation where I had to move urgently and needed out of my current home due to personal matters. Benjamin Sweeney was one of the property managers I have come across with at Soames. He was very polite, professional and an easy to approach person. When renting, it is imperative to have a property manager that is communicable, trustworthy, and empathetic. One that you can ultimately build a rapport with. Unfortunately my experience with this company was not good. Difficulties with getting maintenance undertaken, receiving notice to vacate with no reasons provided and then having the property put on the market for rent with a significant rent increase for prospective new tenants and contacted to have open home inspections whilst I was in the process of moving out and before a final inspection had taken place. Overall a really disappointing experience

Today I get a message from his replacement John MA saying that he is now my agent. Stop harassing people. Girlfriend traveled from Sydney for a booked inspection on a rental property, only to be told when she got there it was already rented. Other people had done the same thing. Disgusted they could have not informed anyone beforehand instead of wasting people’s time with a lame excuse of “we could not contact anyone” even though they had people’s phone numbers.

Bought the unit in Waitara many years ago with Soames as the selling agent. When we decided to rent it out, Evonne was assigned to look after our property. It has been a great experience and delight to deal with her through many issues and problems (big and small). Evonne has been excellent and I cannot thank her enough for her effort and prompt actions.

AVOID AT ALL COST, extremely dishonest and unprofessional, we've told them on multiple occasions about all the repairs needed in the house, but they are only interested in collecting rent. NOT ONE single repair has been done by the real estate, and every time, they come up with an excuse not to do anything. DEFINITELY AVOID, NOT RECOMMENDED AT ALL.

Property Manager, Evonne Chen, is highly recommended. I leave my invement property on her hand, with peace of mind as if I purchased a big insurance policy. She helped me to source such good professionals as an electrician, plumber and handyman for the repair work in the past year. Price was very competitive and problem had been resolved promptly.
