(November 27, 2023) Arrived to find out the Larry’s are gone and the RV Park has been bought out. The price has been raised $200 for the monthly back-in’s... which is really high for this place because there’s no amenities... we’re here... the contract has a lot of rules but only half really being followed. Trying to like it but not sure... no WiFi in the back corner... was told by the new owner their looking for newer trailers to come in and we just made it but you could tell he didn’t want us here, not a friendly start at all. Our full timer RV life is seen on our 33 ft travel trailer because we painted it black because our special needs son calls it the “BLACK PEARL” cause we’re PIRATES on our Bubba’s Bucket List Adventure (our son is terminally ill with a pituitary growth tumor) and we’re proud of ever dent and scratch on our home! We will never apologize for our home or feel pushed to buy a new one! Missing the old crew... (December 14, 2023 @ 9:50 a.m.) The owner just came to our door telling my husband to be outside to tend our fire that’s in a 44 inch fire pit (small tiny fire from the night before, he even had a neighbor bring us the wood) on the concrete slab. Which my husband has been out 4 times since 7 a.m. to tend it and he’s sitting at the window watching it... this is harassment, he even mumbled something as he walked away. We’ve been work camping for over 5 years, full time RVer’s for over 6 1/2 years... and this is our 3rd time being guests in this park but never have we been treated this way before. Horrible customer service... first off we had been told we’d be in site 90 but was stuck in site 82 which isn’t meant for a 33ft travel trailer but here we are! We sure wish we would have read the reviews from 7 months ago to present time cause this place is not good! Bathrooms never look clean (look at the baseboards in the women’s bathroom),he needs to hire better help! (December 15, 2023 @ 10:00 a.m.) Owner came to our door, again... this time with paperwork telling us that since we’re not happy here you can go, be out by the 27th... telling us it’s about our travel trailer not meeting there standards... like why did you walk around our trailer and give us a thumbs up. (December 27, 2023) Was getting packed up to drive away by noon (it was 10) and I open the door to hear the owner say... have a nice life as he drove away in his golf cart. My husband says he told him we had a $7 credit, lol... there’s so much gossiping going on in this place, it’s sickening... there’s a gossip corner for sure!

As an active duty military member stationed locally, I was disappointed to see how poorly my parents were treated by the property manager, Larry. They have a nicely updated older rig, submitted pictures, and were accepted for a spot to stay on an extended trip from New England to see their grandchild. In preparation, my father spent weeks updating the RV, and pictures were sent to management shortly before the trip. Unfortunately there was an accident en route and the rig sustained a few minor dings, but was largely unchanged from the pictures. After arriving, setting up the rig, and arriving at my house to visit my child, my parents received a disturbing call from Larry (the manager) saying their rig was unfit and that they needed to disconnect and leave that same day. No wiggle room, no grace whatsoever after driving more than 1,000 miles. Just a rude demand that they leave immediately, even threatening to have a wrecker come get it if they didn’t remove it on the same day. I personally went to the Big Tree and noticed that my parents’ rig was substantially nicer-looking than many of the others there. In fact, it was accepted without issue at a nicer RV park that same day so the rig clearly wasn’t the issue. Larry was the issue. He also has not as yet refunded my parents’ money. The way my parents were treated was unprofessional and unacceptable and I would encourage anyone, especially military families, to take their business elsewhere.

We didn't particularly care for this rv park. We weren't given any info when we arrived (no pamphlet, had to ask about the wifi password, bathroom code etc). We were brought to the wrong site, while the site we reserved remained unoccupied the whole time we were there (2 nights/3 days). The site we were given, #60, was right across from the dumpster and right on the street. And of course the trash was picked up while we were there and when anyone brought trash to their away, you can hear the slam of the door. Whereas the site we reserved was in a nice shaded area next to a grassy area, and closer to the restroom facilities (which weren't all that great). No fire rings provided, but some people had their own. Glad we were there for only a couple of days. Just wanted to check out Jacksonville on our way to Flagler Beach. Would not stay here again.

We made reservations for 3 nights and paid for it about 1 1/2 months ago, after traveling across 5 states, we check in they had our names already and told us which space only to find that someone else was there. They looked at us and said oh we didn't have anyone listed as being in that spot. Then stated we don't have any spot for you. And gave us our money back. They never even asked if they could help us find another park, no suggestions or anything. They just locked up the door and left. After calling every rv park around they were all booked or the spaces they had were not big enough for our camper. So here we are in Jacksonville Florida had to put our camper in storage and stay somewhere else. I would not recommend this park to anyone. I wouldn't even give this place 1 star, but zero wasn't an option.

We've been here for a year and a half and love it. It's quiet, small, and all the people are very friendly. The owners are doing a lot of improvements & enlarging so it's understandable that they are not in the office all the time but every single time I have needed them and called them they have been "Johnny on the spot" and available immediately. I have really enjoyed our time here. In my opinion this is more a place for living than for the type of camping that involves big partying, noise, and rowdy people. A wonderful place for you if your goal is long term, quiet living or just a short rest stop on your long journey. We will always be glad to have this as our "home base" in our full-time rv lifestyle.

Love this place! It's quiet, the neighbors are friendly and the owners (it's family owned now) are amazingly attentive. They have a dump station anyone can use but I don't know the cost. They also have propane available. I love the trees! They're tall and it makes it nice and shady but that does come with a cost. The internet there is not good. They need more repeaters but I'm fairly sure they'll get to that. They're still working on upgrades of other things. For us, we contacted our cellular service and upgraded our plan to allow us to use our phones as "hotspots" and it worked like a dream because cell service is great in the park. I would definitely recommend it! Say hello for me!

I reserved a spot for a RV. Paid the 100 deposit and had a U-Haul bring my RV to the location because I would rather tow with a rental than wear down my clutch on my truck. Was asked to provide registration for the vehicle that was not there. When I wasn't able too prove registration on the spot. The guy (guy who refuses to shake anyone's hand) said he would return my deposit of $100.00... Called to make sure it was deposited, was told he will not give me back my deposit. Guy won't give me the managers/owners number to try to resolve the issue. Tells me he is going to block my number. Really short guy with a bad attitude. (Little man (Larry) Syndrome), stay away!

Last time I tried to stay they were all booked up. They were also remodeling. Call before going! Has changed sense last visit. Was a great place to stay on the road. Priced well within reason. Looked for a place to stay in Jacksonville FL and found this place. Could not ask for better or Friendly staff. Has LP Gas refill station and laundry. Hospital within 3/4 of a mile just past overpass. This makes me feel good because I have a health condition and all within a 1/4 mile from the interstate exit. Food stores not to far eather. I will be staying there again. I stayed there for about two weeks and felt safe. There are some long time rental spaces there also.

I had booked a site and was told I would receive half the money back if I called by close of business on a certain day. I unfortunately had to have bypass surgery and couldn’t keep the reservation. They LIED to me and did NOT give me half the money back just a portion of what was deposited. Reading the reviews doesn’t look like I am missing out on anything as far as the facility nor the staff. It’s sad that exceptions cannot be done when it’s something out of your control and knowing they can rebook it immediately with it being a holiday weekend. Hopefully they will get what they deserve back at them.

I moved into Big Tree RV lot almost 4 years ago - and I wanted to give an update review to the over 1 million viewers I have already had on this particular location - as well as to the many more who do a search for RV lots in Jacksonville Florida! My experience hasn’t wavered or changed from first day of newness- if anything my love and comfort level have elevated to another degree of complete satisfaction. The owners/staff are a caring people and they put safety above everything - so— if you’re looking for a place to rest your weary RV’s and sit a spell- in my opinion this is the Magical oasis!

I really enjoyed my stay here. All the Management Team were always available to help anyway they could. Mr. Larry is the gentleman who greeted me when I first arrived there. He and Mr. Jim a nice resident, made sure that I didn't back into anything, I had just gotten my trailer and this was my first experience. Although, I was in Jacksonville on a travel assignment and slept mostly when I was off from work, this quite and affordable rv park was home away from home for me. The people at the park were kind and friendly and the Management welcomed me. Thank you all and be PROSPEROUS! RV LIFE!!!

The price is okay but I strongly do not recommend staying there unless you like being controlled by an extreme dictator that has triple standards. Not aloud to have a small fence, yet 2 rv spaces away has a fence and a refrigerator sitting outside. Not allowed to park on the grass which is unacceptable yet several people do! They also spy on you in more ways than one!! So if you like being a slave say there, If you like to have rights and be an American, DO NOT STAY THERE! Yes, I was there for 6 months which is why I have seen this all first hand.

My husband and I stayed at Big Tree for 5 months. We loved it. It was very quiet, the owners are very nice and helpful, as well as their fathers and Jimmy. They were out on the grounds a lot working on the park improvements but we never had a problem getting them when needed. We made a major upgrade to our camper while there and they made sure we had a spot when we picked up the coach. We absolutely enjoyed our stay. I would recommend Big Tree to my family and friends.

I have visited more than 100 Ev parks in USA. It was the terrible one for me. Restroom was ver dirty and the shower was disgusting. Also there are not enough showers and wc for that place. Only one wc and one shower. Also they didn’t tell us the code to use the restroom. We did not have any issues with wife. Another thing was the rules were written very rudely. People who staying there were not nice. I don’t suggest this place for nice and kind people.

Very nice park. Sprint has 100mb plus, Verizon is less then 3mb. Local WiFi is very good. Many trees, which makes it a little tough to navigate, but I would still say this is big rig friendly. Many older RVs, however staff and residence are very friendly. Bathrooms and laundry areas are very clean. Pull-through sites are very long, but narrow; back-in sites vary on length and width. Overall, great place for an overnight and good for extended stays.

Great host. Came in after hours and was calling to leave a message when he drove his golf cart up, checked me in and led me to a nice long pull thru spot. Next moening offered to let me extend when I had a problem with the trailer. Even carried 30 lb. Bottle to the propane filling station and delivered it to my site. Only a few sites available. Many seasonals, but quiet and safe. Lots of big trees that help a lot in 100° weather.

Don't stay here We had reservations a week in advance and when we arrived there was no one in the office and the site we were supposed to have been renting was occupied and no one has returned our calls at the time of this post. We reported it as fraud to our credit card company and got our money back and blocked them from charging anything else to our card. I should have known better with big and little Larry running the place.

Great friendly staff, awesome amenities. Works with you get get set up. Professional. Highly recommend. Best prices and friendliest employees in town. Residents and Workers are trustworthy. I had lost a 14k gold diamond ring in the restroom, but one of the residents picked it up and turned it in and Larry returned it to me. I consider it a blessing to live in such as genuine place!

Big Tree was our first RV Park experience., and what a great experience it was! The park is beautiful, with huge trees and is always neat and clean. All of the neighbors were delightful. Larry is the property manager, and he was a lifesaver for newbies like us. He was so helpful and friendly and made our stay so sweet. Thanks to Big Tree for a great adventure!

Very, very nice owner. Clean sites, lots of shade. This is a great 1/2 way stop for us when heading to Disney, also close to Ramona flea market on I-10. Cons are that most of the campground is full timers and some are a little junky. No playground for kids so we wouldn't stay any more than 1 night with grandkids but the price is great for the location.

So far, the park has been nice. It’s always quite and you see a few people walking around everyone and again. I haven’t been here long enough to actually experience anything “fun” but compared to the last park I stay in, it doesn’t seem very lively. Still giving the park 5 star because it is really nice and the grass areas are kept up nicely

Very good rv park. Same owners for years and years. They take good care of the grounds and give personal help any way they can. The rates are good and a mail box is provided at no charge. Nothing fancy just really good service in a good location. Most everybody there must have already known about it because all the neighbors were great

The one little bathhouse is okay on the inside, it's size is far too small. Being in the lot that is right beside the bathhouse and the 'office' (which is empty 75% of the time); makes for a comfortable short-term stay•..not so sure about a 7+ day stay yet. It's name explains the scenery of the park, a lot of big oaks with Spanish moss.

My husband and I have been staying at this camp cround for almost 2yrs. We just love it here. The whole team of the park are just wonderful. They will help you in anyway they can. They have made so many improvements and have so many more ideas that they want to do. Can't wait to see what's next. Keep up the great work.

A great place to stay. We only stayed one night, but had a level pull thru site and because we were arriving after hours, they left our directions to campsite and other info that we might need taped to door. They also said if we needed help to call # and they would help- if in area, would definitely stay there again.

We stayed here for an overnight in our 44 foot rig with a toad. Very conveniently located right off I-295, about 15 mins from.I-10. Several pull throughs available. VERY nice management. They had a bathhouse we didn't use. This isn't a place I'd probably stay a week but it's great for an overnight or a few nights.

Excellent help in the office. Very friendly and accomodating. The park is a bit rustic for my taste. But very well kept. Big trees and a lot of shade. Very clean laundry room with 4 washers and dryers that take debit or credit cards. 4 stars because Larry was great and they do take great care of you.

This place was awful I would never Ender would never recommend anyone reading there there's a guy named Larry that hates women they have you on radar and he Parts his little golf cart in front of your car so you can't move he disrespects women and a very nasty man he thinks he's RoboCop or something

We had an unexpected situation while on N295 near the campground. We gave them a call and they were very accommodating. They were able to get us in and went above and beyond in service. Larry was so thoughtful and made our stressful situation better! We will stop there again.

Even after they put up more cameras they had people breaking into cars. Voltage is terrible. Had to turn off ac just to run microwave. Laundry room has no place to fold clothes. Bathrooms I wouldn't use. They call themselves a resort but nothing more than a cheap camp ground.

Very very nice gentlemen who owns the place. You can check out DVDs in the office and the restrooms were clean and updated. Very quite and alot of trees it's great for nature lovers. Everyone was nice and walks their dogs around. I'd come back and stay here again hands down.

Lots of big shade trees with Spanish moss and grassy areas. Close to highway without the noise. Narrow rock roads and sites, no tables, seedy part of town and seedy park with mostly unkept RVs and an impolite manager. Plus full payment required at time of reservation.

Weekend stop for a football game and didn't need a ton of amenities. Park is quiet and peaceful with level concrete pads. Staff was super friendly. Grounds are well maintained. Laundry and bathrooms were clean. If in the area, we would stay again.

Not clean. Especially bathrooms and showers are so dirty. You don’t even wanna get close to them. I don’t think they ever clean them all. Laundry machines are kinda old. Pretty packed and a lot of noise. Not very happy tbh

This park is where dreams go to die. Park has less than desirable "amenities", zero security with access to the park open to all (park is not in a safe part of Jacksonville). To sum it all up....a total s-hole!!!

Nice quiet park with yes, big trees! Full service sites with new concrete pads and for most most importantly great wifi. I was getting 80 Mbps here! Only 20 mins from downtown Jacksonville too.

Very nice, well manicured, concrete pads for picnic tables. Apparently they very recently contracted with someone to manage laundry and bathhouses. So they are clean and well maintained.

It's a nice RV park spacious,which we like. Cats are friendly too and the squirrels are so funny. Keep posing for me. It's a clean camping ground . They are just off 295 exit 333 north.

It was ok I don't like that it's a mud pit when it's raining and the ppl are somewhat friendly. We probably wouldn't stay again but if you want cheap in area this is 40.00 a night.
