Worst real estate I’ve ever experienced! 3 Months later, we are still owed thousands! We were forced to break our lease after renting a brand new property in Richmond, that within two months of occupancy, had mould growing from underneath the floorboards in the kitchen and living room due to faulty plumbing, as well as faulty electrical wiring which resulted in power surges and meaning the property had no NBN access. Multiple NBN technicians confirmed that the property had not been wired correctly and an electrician would be required to resolve the wiring issues at the property before an NBN conduit could be correctly installed. We were told that the property was safe for habitation and NBN ready before moving in. This was clearly untrue. We were also advised by the builder of the property that B&M Real Estate were aware of NBN issues with multiple apartments at 60 Glass St prior to us moving in to unit 3, it seems quite clear that B&M were deliberately deceptive about the condition of the property in order to secure our signatures on the lease. We emailed Stephanie multiple times over the 5 months we lived there, nothing was resolved and no one had attempted to fix anything. We were promised compensation and ended up being over charged $3200 in rent. I’ve now seen they have rented that property out for $850 a week, although they still owe us thousands of dollars. The extent of the mould caused the kitchen bench and cabinets to swell, the floor boards began lifting, and turned green/black, we left because my husband, myself and our dog all became sick (I’ve paid $700 so far in vet fees and have been told my dog is now on medication for the rest of his life). It’s beyond appalling to charge $800+ a week, for a space that wasn’t fit for habitation, and to still be dragging this out by not returning the overcharged rent, and now ignoring us regarding the compensation that was already promised in writing. I will be taking this to VCAT - but to people considering this real estate - DONT! I moved out in October and really thought this would be finalised by now, we received an email on the 27th of October outlining that everything would be paid back to us, however, we haven’t received any financial compensation, nor the $3200 we are owed, and our emails are being ignored. Do not support this real estate unless you want to have money stolen from you and rent properties that aren’t fit for habitation. If Stephanie had fulfilled any of her responsibilities in managing the property ie. responded to emails, worked with us to resolve issues, process refunds of overpaid funds etc as agreed, this would never have needed to result in us breaking the lease and escalating the issue to VCAT. We have been incredibly patient and accommodating in trying to have this resolved, but after months of trying with no response, it’s clear that our only way forward is to peruse this legally.
I have recently purchased a property and leased one with Bricks and Mortar and they have been incredible through both processes. Purchasing was made so easy with Sahil who was very attentive and a great communicator. We had so many requests and he was able to make our dream home happen. When it came time to lease my old property Madeleine was incredible, she was very organised and willing to take the time to answer all the questions I had about leasing a property for the first time. All reports have been very thorough and detailed. A pleasure to deal with and highly recommended.
