Although they advertise a good deal for the first month at a very cheap rate, the overall price of the units themselves are quite high, and they increase in the rate they charge you each month... which can end up being ridiculously costly if you stay there for a while and think back to how much you were paying in your first month compared to now. The rental increases are only about $5 or $10 a month, but it adds up. The security is very good, however, the gate is so slow. The storage facility offers a variety of sizes of units giving you many different choices. They have toilets, somewhere, that you can use as well as your own big garbage bin (if you're lucky enough to get a unit where the entrance is from the outdoors. Otherwise, you have to try and locate a bin in the secure facility if you enter the roller doors. I find the options of a bin and toilets being available - if you are lucky enough to find them - but this kind of thing is quite rare for most other storage facilities. So that's great. You also have the option to hire their van upon moving in and UP UNTIL RECENTLY I was under the impression that you could also use it when you move out. However, that has been revoked as part of their policies and things to offer customers. So if you don't utilise the moving van when you're moving into the unit, otherwise that's all you've got. No more opportunities. However, my main issue is just how quickly this place will act if you happen to miss your monthly payment. You will receive a message when you miss a payment and it isn't long before you aren't able to access your unit. The system apparently automatically locks you out and the people at reception aren't much help as they apparently can't do anything about it. Most storage places have a quick turnaround or give you a reminder, however I feel as though this place doesn't give much time to get your payment sorted before they're considering selling everything you have inside. Overall, they come across and look like they're a great storage facility that offers plenty of perks and are a great value for money.... but they aren't. They are too pricey compared to most... Despite their advertisement out the front stating that you only pay $1 for the 2nd month. It is rather expensive compared to other places that I've had a unit. Even other places that also offered 24 hours access, just like this one does. It would be ideal if you could choose your own code that is required to enter through the gates to get to your unit, and if the gate wasn't so slow to open... if you have a security breach, you can always request to change your code which is helpful. But again, it isn't your choice to make. I used to love this storage facility and thought it would be great. But this place has cause me nothing but grief. Although the location is pretty good. I believe they see every customer who has a unit there as disposable and don't care if you take your business elsewhere or if you stay. They're not at all empathetic or personable or try to make a rapport with their customers. It's appalling. They seem to have the attitude, 'well someone else will quickly take your place if you don't like it and want to leave - then go ahead'. 'Plus, it's not like you can use our van for free to move out now anyway." PICK ANYWHERE ELSE TRUST ME. THIS PLACE IS TERRIBLE.

I can only imagine the first Google review was an employee of this establishment. Hard to imagine anyone in their right mind giving this place 5-stars. This operation is not recommendable. The level of service and related employees are both extremely poor. Friendliness and support take a back seat to unspoken rules and ludicrous financial penalties. Beware of unwritten details, especially when using their "free van". No written mention that the van needs to be back on premises, EMPTY of all goods, and parked in order to avoid the $30/15min late charge (yes, they do mention returned by 3pm, it is written as well, just no mention it must be empty and parked). Just hope that the employee walking you through the use of the van verbalizes this unwritten rule because even if they forget (or perhaps if they are new at their job) you will be charged this fee. Don't expect the motto: "customer is always right" to apply in W. Footscray, the ladies running this fine operations, including the manager will ensure that you, the customer, are NEVER right, nor shall you be given the benefit of the doubt. In-fact, you will be handled aggressively like the young, misbehaving child of a bad parent, a parent too dimwitted to understand they are 99% of the problem. Don't use this storage facility. If you do, I hope you have a better experience than we did.

I'm extremely disappointed that I got hit with a "gotcha" charge of having to pay an extra 2 weeks rent for not giving enough notice to move out, when I feel like I gave them over 5 weeks notice that I would move out sometime within a given window. We had over half a dozen long back and forth messages back in December, trying to get my head around their move out policy, specifically to make sure I wouldn't get the fee. Then I moved out and I only noticed the fee because I checked my account carefully. Then, we had just as many long back and forth messages to understand what happened that ended in a phone call where they refused to change their position. It all feels very sneaky to me. I could think this was just a misunderstanding, if it weren't for the fact that this is the second time this kind of thing happened. Earlier in the year I switched to a larger unit and mysterious overcharges appeared on my account that I had to go through a lot of effort to reverse. I also got notices that my payments were late (when I was always on time). If you do use this service, also be sure to put a tarp over your contents- the ceiling is open air and birds dropped poo on my contents including my mattress.

I have had nothing but issues with these guys, it seems like every time I go in there there is a reason I cannot access my account or a new charge that I have to pay before I can gain access to my unit. The first issue I had was that upon moving from a smaller unit to a larger unit, I was given the wrong receipt. I had to spend ages on the phone sorting out why I was given a late fee when according to what I was given I had paid. I then was told that although I made a payment via bank transfer, (and could show them the payment on my phone saying it had gone through) because it had not cleared into their account I could not access my unit AND on top of that they charged me another $15 late fee because the payment does not count until it has "cleared their account". They have no compassion, no sympathy and no customer service skills. I am in the middle of finding a new storage unit and as soon as I do, I will be out of there. I would NOT recommend using this place at all unless you never want access to your unit and want to pay exorbitant prices with plenty of fees on top!

The good: - Clean - Lights, doors, and lifts work well - Reasonable Prices - Great at handling lost pins and stock auxiliary items like locks and boxes for sale The Bad: - Moving vans can only be rented to move in not out (exacerbated by the pandemic as moving truck rental has been cannibalised for supplychain) - Communication is poor, no reminders, no prompts about dates or requirements. If you book a year's storage with specific start and end dates you will still have to notify them in writing 14 days out from the lease end or be charged for another month. When you raise issues which are ambiguous for clarification or check what opportunities you might have to do the right thing they revert to generic non-committal statements that are not related to the question. - Their payments system is automatic and they will do things like send you a payment invoice, but take the payment out automatically anyway so if you're not meticulous you will end up over paying

beware this facility are rude and dont comply with their own rules and have no problem committing bank fraud to steal from you. update - after evicting me from the facility, i moved out 3 days before my time was up, according to their own rules they refund any unused payment, not only did they not refund, which i didnt expect from this pathetic company, they tried to debit $54 from my account! more theft attempted! but luckily i already anticipated this and had a stop put on my bank account so they could not debit money from my account. wow ive never delt with a company so poorly run by rude thieving bastards! and to public self storage, i will not remove this review and comment, go tell your legal people!! ive read my contract very carefully and twice now you have attempted to steal from me im only warning others!

Nothing but praise for this facility. Not sure how anyone could say anything but great customer service and a professional outfit. I store some personal goods here and I certainly don't want a laid back organisation controlling the facility. I have confidence in this safe and secure place and the two girls who I have dealt with, both over the phone and in person, made me feel comfortable and well informed. I always read through terms and conditions with a fine tooth comb and haven't had any surprises. I pay my bills on time, every time so haven't seen any fees. Can't keep everyone happy but you can keep my goods stored with you for as long as I need it. Thanks again to the team at PSS. 5 stars loved it

I have used their service for over two years and I found all the staff I had communication with are helpful, considerate, and professional in their manner. When Covid 19 came and I lost hours, they were very understanding of my situation. They never increase my rental unit the time I have my things stored. I am very pleased with their communication and service. My things were in the same shape/condition as when I store it from the beginning. This place is safe and secure and I have no hesitation in recommending Public Storage to anyone wanting a place of security, service and professionalism.

Once you're in they will refuse to help in any way, add extra charges and make moving needlessly difficult. They refused me a van for an hour despite having no bookings for it because I wasn't a new customer (even though I had no option to use a van when I moved in as it wasn't available then and having stored there for almost 2 years) Rates are higher than advertised on their website, and despite asking for ground floor was given 1st floor. Units are also open to the air and I found moths in mine Other reviews show they'll make it difficult to leave as well

Lured in by the promise of cheap prices, the price of my tiny unit has gone up almost $20/month in less than 2 years. WAAAY more than the CPI and no extra or better service offered. I'll be happy to be collecting my belongings when I move next month to somewhere with enough space to accommodate. Basically they think now that they've got you they can bump up the price every 3-8 months by a few more dollars without any query. and when queried in writing they just ignore you. Hoping this review my have them re-think their deceitful policies!!

The only nice thing was the friendly staff, The lift was a difficult to use. Always deducted money when it wasn't available even when i said in advance take it out in 5 days (max) then there was a late fee of $10, which is a lot of money when unemployed (circumstances related to COVID-19) always had to pre-pay the month even at the end when I was closing the account at the end of the promotion period I got only $50 of $160 for only 5 days of use for a tiny space of 4.5 not even enough to store a 3 seater couch. My advice is GO ELSEWHERE!

If you ever get served by Laura or Jen, then you are in safe hands. Laura has gone way out of her way to help me with all invoicing and worked everything she could to make the best deal for me. Jen has also been a stand out customer service. She had small extra services like custom storage units that were non standard, but really helped me, and even helped negotiate with my removalists who had a sudden change of heart on my day of moving. If I ever need storage in the future, I'm coming back here!

I have been dealing with these people for over 20 years, first in South Melbourne and since 2008 in Braybrook. They have always been very helpful and friendly.I have just moved my daughter's possessions from one storage unit to another smaller unit and once again the staff could not have been more helpful. Thank you for making a potentially unpleasant task into something much more relaxing and easy. I would highly recommend this company to anyone seeking public storage in Melbourne

Although this place is cheaper than its competitors, one should read what they try and put in front of you carefully. I took them up on their offer of a free truck and driver. Their contract tried to make me liable for not only my goods that are in his care, but I am also liable for any traffic infringements he may incur. They were happy for me to cross these clauses out though. Doesn't really inspire much trust

Aweful experience lovely and friendly the moment you pay and sign up . The first day late , they are on your back everyday multiple phones calls a day , DEMANDING their fees or the threating to sell what in your storage. Hardly secure . I moved to storage king absolute amazing , entry by phone app. And these guys are amazing , even when having financial difficulties. Never again storing with braybrook again

My first time using a storage facility and I found the staff (Jenny) very helpful. Went through all the aspects with me very calmly, not rushed and explained all the things I needed to know before signing up. There is a bit a paperwork, but I suppose if you're leaving valuables you would wont thorough documentation kept. Great online deal if you only need a short time. So far I'm very happy with PSS.

I needed some storage whist doing some home renovations. Found this facility to be fantastic for my needs. Access anytime I needed or wanted to. Always felt confident in the security of my stuff. Good clean facilities. Would definitely use this again if I needed storage again! Only reason not 5 stars is cost is a little high, although is probably comparable to others.

I wrote a bad review like a year ago but I've decided to change it. Whilst I have to say storage is way expensive, if your storing something important (like puffed rice) maybe it wouldn't seem like such a waste of money. The staff here are actually very lovely and 5 and 1/2 gold stars for their amazing customer service. I feel bad for saying otherwise.
