UPDATE: Owner replied that the property was offered to an applicant they showed over the weekend; we were told the earliest we could view was Monday, and that we'd be getting in "ahead of the curve" with no indication it had applications pending. Owner also replied that a notification was sent to the number we had provided- also false, as we didn't receive even the information we had requested prior to the scheduled Monday showing, much less a notification that the property was rented and the showing was cancelled. The owner reply is disappointing. Rather than admitting a mistake was made (which happens, and isn't inherently a big deal), they doubled down. Still would not recommend for renters seeking property in the Nashville area. Original: My significant other and I contacted Roy Tapia regarding a home available for rent in the Nashville TN area. We were/are seeking a 3BR home with a budget of $2,100/month or less, and he had a home available that met our criteria. At the time, we were in another state enjoying our weekend at my home. Roy stated that he'd like to get us in "ahead of the curve" and asked if we'd be available Monday evening or Tuesday. Grateful for the advance notice, we let him know we could actually travel to Nashville to make an appointment Monday morning. He provided us with an appointment the next day, Monday 10/12, at 9:30. On Monday morning, we had not received the information he said he'd email regarding the property, so we called to follow up at 8:18am. At that time, Roy informed us the property was no longer available because they had previously received an application on it, and they had been "waiting to see if it got approved." We felt blindsighted, as we traveled from out of state, boarded our pets and made arrangements with our jobs for what Roy claimed was advance access to an available property, when in reality it appeared he was making backup viewing appointments for a home that already had applicants and pending applications. We would not have traveled from out of state if it was communicated that we were seeing a home that was pending lease signing. They seem to be an effective company if you are selling a home or need property management services, but we cannot recommend them for professionals seeking rental properties in the Nashville area.

Raised my rent $300 after the first year, never had that happen… Two issues arose during my last year and neither were ever fixed. I was also threatened with an HOA fine while in the hospital for a week for not mowing my lawn. Read the contract thoroughly as well because they have added many extras that strictly benefit them. Just a pathetic out of state agency with zero thought for anything but their bottom line. Do anything you can do to avoid this company and their awful managers who you can’t get ahold of.

Jeff at Southern Sky Realty was our Broker/Realtor for the purchase of our very first home in Franklin. He was very responsive (yes even late nights and weekends) to all of our questions, fought for us to get what we wanted when the builder didn't want to budge and was incredibly thoughtful throughout the whole 9 month journey.
